Dear Customers and Clients,
Your well-being matters most to us. Whether you currently have a property listed with us, are in the process of buying or renting or are considering buying, selling or renting we are here for you. Your health and safety is our number one priority & we are taking precautions to keep you and your loved ones safe. We are available to answer your calls & questions, set up virtual showings and more to keep you and your home healthy while still providing the important service of real estate brokerage.
Effective March 28, 2020, the office will be open with limited hours: Monday - Saturday from 10-5. CLOSED SUNDAY. Following CDC Guidelines, we are limiting the number of staff in the building at any one time, disinfecting frequently and asking consumers to call ahead to make an appointment.
LANDLORDS & TENANTS
Rent payments will be accepted from tenants during the hours of 10-5 Monday through Saturday in person or you may drop the payment in our locking mail box next to front door.
Rental disbursements will be made as usual as rents are received from the tenants.
Interest rates are at near historic lows. Indicators are that this trend will continue for the foreseeable future. Our office is prepared to counsel you on the buying process, discuss inventory with you on the phone or via email and even offer you video tours of homes that are listed for sale. We are honoring the spirit of the guidelines laid out by the CDC in trying to limit the number of people exposed to each other.
For this reason, video tours will be the only way for you to access a property until the stay-at-home order is lifted. Certainly we can write offers with a contingency of an onsite visit of the property once the order is lifted. Inspections may also take longer than usual as they may need to be scheduled for a date after the order is lifted.
We will continue to represent your homes with both traditional advertising methods as well as with technology. We are honoring the spirit of the guidelines laid out by the CDC in trying to limit the number of people exposed to each other.
For this reason, video tours will be the only way for a buyer to access your property until the stay-at-home order is lifted. If your home is currently listed with us, we have already put together a virtual showing just the way we would show the house if a buyer was with us. Certainly we can write offers with a contingency of an onsite visit of the property once the order is lifted. Inspections may also take longer than usual as they may need to be scheduled for a date after the order is lifted.
If your home is not yet listed for sale but you were thinking about listing this spring. Please call us. Our agents can discuss the process with you. We could even be proactive in pulling together the necessary paperwork so all the work is done and showings could begin once the order is lifted. There is still a lack of inventory and delaying the spring market with a stay-at-home order I feel will only mean pent up demand once we are free to move about.
SELLERS & BUYERS WITH PROPERTY CURRENTLY UNDER CONTRACT
Both our Federal and State Governments have taken steps to ensure our financial system remains functional. Banks remain open for not only depositing and withdrawing funds but also for accepting mortgage applications and closing loans. Real Estate Settlement companies are also open to facilitate the settlement of real estate transactions. The Registry of Deeds in NH will continue to have one employee monitoring electronic recordings so that deeds and mortgages can be recorded.
At this moment we are not positive whether or not inspectors fall under the definition of critical infrastructure workers. If inspectors are not considered essential, deadlines may need to be extended beyond the date the stay-at-home order is lifted.
